Buy Your Dream Home: Why Summer 2024 Looked Promising

If you hope to buy your dream home, recent trends in Canada’s inflation and interest rates point to a better setting for buyers. As of July, Canada’s annual inflation rate cooled to 2.5%, the lowest since March 2021. That is a steady decline from 2.7% in June. It also shows the economy is slowly stabilizing after years of heavy price pressure.

This post was first published in January 2025. The figures below are from the July 2024 inflation data and the Bank of Canada rate at that time.

What Cooling Inflation Means When You Buy Your Dream Home

The decline in inflation came mainly from lower prices for travel, passenger vehicles and electricity. These trends show that overall cost pressure is easing, which can directly help the real estate market.

Notably, shelter costs, including rent, grew more slowly in July, at 5.7%, down from 6.2% in June. That signals a cooling housing market. Rents are still high, but they have shown signs of stabilizing. So this could be a good moment for renters who are thinking about owning.

Food inflation rose only slightly, by 2.7%, which shows some calm in a key household cost. As inflation trends down, many expect the Bank of Canada to keep easing interest rates, with more cuts projected in the coming months. You can see the latest price data on the Statistics Canada website.

Lower Interest Rates on the Horizon

The Bank of Canada’s key interest rate now sits at 4.5%, down from recent highs. Experts believe more cuts are coming if inflation keeps falling. You can read how that cut unfolded in my post on the Bank of Canada’s move to 4.50%.

Lower rates make it more affordable to buy your dream home, because they can cut monthly mortgage payments a great deal. The expected cuts also fit the Bank’s goal of boosting the economy while making homeownership easier to reach. With rates likely to drop further, I believe now is an excellent time to lock in a mortgage, before prices may rebound. For the Bank’s own statements, visit the Bank of Canada website.

Easing Supply Chain Pressures

Another good sign for buyers is better inventory in the car and housing markets. For example, vehicle prices have declined as supply chain bottlenecks ease. That could also mean better supply and pricing in housing. More supply can help slow price growth, and that makes it more affordable to buy your dream home.

Of course, supply differs from one area to the next. A detached home in one Mississauga neighbourhood may draw many offers, while a condo a few blocks away sits longer. So look at the local numbers, not just the national headlines.

Timing the Market: Why Act Now?

Several factors make this a potentially golden chance for homebuyers:

  1. Easing inflation. Cooling inflation reduces the odds of more aggressive rate hikes, which helps keep monthly costs steady.
  2. Projected rate cuts. Financial institutions and market analysts expect more rate cuts, which could lower borrowing costs.
  3. Stabilizing prices. As inflation and rates settle, housing prices are likely to level out. That gives buyers a better chance to secure a home at a fair price.

Still, no one can time the market perfectly. The right time to buy your dream home is when the numbers work for your budget and your life. Rates have moved a great deal since this post first ran, so check today’s conditions before you decide.

Plan Before You Buy Your Dream Home

With inflation trending down, rates expected to drop and prices stabilizing, now could be the perfect time to act. Acting sooner rather than later might let you take full advantage of this rare mix of economic conditions.

First, get a mortgage pre-approval so you know your real budget. Next, set aside money for closing costs, not just the down payment. Then make a list of must-haves and nice-to-haves.
