Most search portals show you everything and let you sort it out. That works until you have seen forty listings and cannot remember which was which. What I do instead is learn what actually matters to you, set the search against that, and send you the handful worth your time — with a note on why each one is on the list, and what is wrong with it.
What I need from you
- Budget, or the monthly payment you are comfortable with — my mortgage calculator will turn one into the other
- Where, or what you need to be near: work, a school, family, a GO station
- What kind of property, and how much space you actually use rather than how much sounds good
- Your timeline, and whether it is fixed
- Anything that would rule a property out — stairs, a busy road, a specific school boundary, no parking
None of that has to be final. It usually changes once you start seeing places, and that is fine — the search changes with it.
What you get back
- New listings that match, as they come up, rather than a daily digest of everything
- What the comparable sales say a property is actually worth, before you get attached to it
- An honest read on the ones that look good in photographs and are not
- Anything in the documents worth knowing — a status certificate, an environmental assessment, a survey
