What is different about buying in Oakville
Land transfer tax. Like Mississauga, Oakville sits outside the City of Toronto, so you pay Ontario land transfer tax and not the additional municipal tax that applies inside it. Qualifying first-time buyers can claim up to $4,000 back on the provincial portion.
Lot sizes and older housing stock. Much of central and south Oakville is mature housing on larger lots. That is the appeal, and it is also why an inspection matters more here than on a ten-year-old build — you are buying whatever the last three owners did or did not maintain.
The commute trade. Oakville has two GO stations on the Lakeshore West line. Where a property sits relative to them affects both what you pay and how easily it sells later.
