I came into real estate because I have always been drawn to it. What I brought with me is what makes the difference to my clients.

I am A. Q. Mufti, a Sales Representative with RE/MAX Real Estate Centre Inc., Brokerage, based in Mississauga, registered since 2016. Before real estate I worked in IT and in hospital management. I am a certified Project Management Professional and I hold a Master’s degree in Geography. Every part of that earns its place in this work.

Tools I built myself

An IT background means I do not wait for software to be handed to me. I build my own. My mortgage calculator is written for Ontario and handles costs at the property level rather than a generic monthly payment — use it yourself, free, with no sign-up. Behind the scenes I run my own comparative market analysis and property marketing tools, which is why the numbers I bring you go deeper than a template.

Reading the land, not just the listing

A Master’s in Geography means I read a property and its setting together. Topographic surveys, drainage and grading, flood plain and conservation authority boundaries, environmental site assessments, and what a given agency will and will not permit — these are documents I am comfortable with, and they decide things a floor plan never shows. On land, agricultural and development purchases it is often the difference between a good buy and an expensive lesson.

The process, and the dates nobody is watching

PMP certification is really a habit: define the scope, name the risks, track the deadlines, and tell people the truth about where things stand. A transaction has a critical path like any other project, and most deals that go wrong go wrong at a date nobody was watching.

How a municipality actually decides

Years of civic and community involvement mean I am at ease in a council chamber or a planning meeting, and I understand how a municipality evaluates a proposal — what it needs to see, where it will object, and how to put a case clearly and on the record. For a client buying with development in mind, understanding that process before you buy saves months.

The questions most people do not think to ask

Hospital management taught me to ask about a place, not just a property. Proximity to industrial uses, air quality monitoring, noise and traffic studies, what sits in the environmental assessment for a site down the road.

I do not tell clients where they should live — that is their decision and it should be. What I do is put the documents in front of them before they commit, so the decision is an informed one. More than one client has changed their mind about a property because of something we found together, and been glad of it afterwards.

Credentials

  • Sales Representative, RE/MAX Real Estate Centre Inc., Brokerage
  • RE/MAX Platinum Club, 2023
  • ABR (Accredited Buyer’s Representative), SRS and CNE designations
  • Master’s degree in Geography; PMP certification
  • Residential, commercial and agricultural property across Mississauga, Oakville, Milton and the wider GTA, and further afield where a client’s move takes them

Outside real estate

I have been recognised with the Queen’s Diamond Jubilee Medal, the King Charles III Coronation Medal, and the Gold Medal of Excellence for Human Rights, and closer to home with Mississauga’s Mayor’s Civic Service Award for community work. I mention them because they say something about how long I have been part of this community, which is the part of the job that never appears on a listing.
